CA Senior Living announces start of construction on 179-unit Atria McCandless in suburban Pittsburgh

Highly amenitized senior living community will include independent living, assisted living and memory care residences

CA Senior Living has started construction and commenced pre-leasing at Atria McCandless, a 179-unit senior lifestyle community in McCandless, Pa., offering independent living, assisted living and memory care residences.

CA Senior Living LLC, the senior housing investment and development division of Chicago-based CA Ventures, today announced it has commenced construction on Atria McCandless, a 179-unit senior living community in McCandless, Pa., 10 miles north of Pittsburgh. Pre-leasing for the community is scheduled to begin in October 2018, with an anticipated fall 2019 opening.

Located at 8870 Duncan Ave., in the heart of a vibrant suburban community, the development will offer a mix of independent and assisted living apartments, as well as memory care studios. Louisville-based Atria Senior Living has been retained as operator, adding to its portfolio of approximately 200 senior living communities across the U.S. and Canada.

“Atria McCandless will bring a modern, lifestyle-oriented housing option to older adults in this corner of the Pittsburgh metro,” said Ben Burke, president of CA Senior Living. “The region’s current senior housing stock is not sufficient to meet the growing demand for an amenity-rich experience combined with top-notch service. This community will deliver both in a location that, for many future residents, is close to home, making it easy for their adult children and grandchildren to visit.”

Residences at Atria McCandless will be distributed across one four-story structure and an attached single-story wing. When complete, the four-story portion will house 80 independent living apartments, located on the third and fourth floors with their own private entrance. The lower levels will include 60 assisted living residences.

Independent and assisted living apartments will feature condo-quality finishes such as stainless steel appliances, quartz countertops and tile backsplashes. Most will also offer in-unit laundry. Floor plans include studio, one- and two-bedroom options ranging in size from 410 to 1,052 square feet – each with one or two baths.

The remaining 32 residences, located in the attached single-story wing, will be devoted to residents requiring memory care. In addition to offering well-appointed residences, the state-of-the-art Life Guidance neighborhood at Atria McCandless will include thoughtfully designed common areas designed to maximize resident engagement in a lively, communal setting. Atria’s Life Guidance program takes an individualized approach to memory care, drawing on each resident’s history while building strong staff-resident relationships.

Comprising 45 percent of the total square footage at Atria McCandless, common areas will be used for more than 200 monthly events under Atria’s signature Engage Life program, providing residents with opportunities for continual learning, personal growth and fulfillment. Through Engage Life, residents will be offered access to two instructor-led fitness opportunities daily, along with other events based on resident preferences and interests.

Indoor amenities at Atria McCandless will include a pool and spa; fitness center; salon; and several dining venues, offering formal and bistro-style options with separate dining areas for independent and assisted living residents. In addition, multiple activity rooms – some shared between the independent and assisted living residents – will offer spaces for gathering and entertaining. Outdoor common areas will include a walking path as well as a patio with ample seating and a bar.

Atria McCandless is located less than a half-mile from a variety of shopping, dining and entertainment offerings including the McCandless Crossing mall, several fast-casual dining options and an upscale movie theater, which are just north of the site. Several medical clinics, including the prestigious University of Pittsburgh Medical Center Passavant Hospital, are located within a 2-mile radius of the community.

CA Senior Living opened its first senior community in 2016 and now has 17 currently operating or under construction. Atria McCandless will be the third CA Senior Living property to offer Atria Senior Living services.
