Priced at $554,619, an immediate-delivery three-bedroom townhome at Provenance features a floor plan and finishes similar to those pictured here, including an open-concept kitchen with adjacent dining area and great room.

Red Seal Homes today announced it has completed a move-in-ready townhome at Provenance, the builder’s master-planned community of single-family homes, duplexes and townhomes in the Northbrook area of unincorporated Cook County, Ill.

“Though the Terrace townhome model just opened in the fall, we have already seen strong interest in the homes with multiple closings completed and several others in the works,” said Brian Hoffman, an executive with Red Seal Homes. “Our Terrace Plan 1 has proven especially popular, so we decided to feature it in a spec home knowing its thoughtful layout, generous square footage and attractive price point would resonate with a wide range of buyers, from young families to empty nesters.”

The townhome showcases the 2,081-square-foot Terrace Plan 1, a two-story design with three bedrooms, 2½ baths, an attached two-car garage and full unfinished basement. Its open-concept first floor situates the kitchen, great room and dining room around a large central island, with a powder room and foyer completing the first level. The second floor includes a spacious master suite with a walk-in closet and spa-inspired bath with dual-bowl vanity, granite countertops and custom-tiled shower with frameless glass door. Rounding out the second level of the home are two secondary bedrooms that share access to a full hall bath, full-size laundry room and flexible loft area that offers functionality as an office, children’s play area or library, among other possible uses.

Upgrades to the immediate-delivery townhome include 5¼-inch base moldings on the first floor; a gourmet kitchen with white cabinets and quartz countertops; built-in tiled shower bench in the master bath; barbecue gas line installed on the back deck; roughed-in plumbing for a future basement bath; high-end light fixtures in all areas of the home; and a walk-out basement with a nearly 9-foot ceiling. Priced at $554,619, the townhome backs up to one of several landscaped ponds in the community and features water views from its main living areas and deck.

“The flexibility of our townhome plans makes them a great option for buyers who know their space needs will change over time,” said Hoffman. “For example, this townhome has a full unfinished basement that buyers can customize to suit their specific lifestyle, either right away before moving in or even a few years down the line. With a ceiling height of almost 9 feet, the basement matches the airy feel of the upper floors whether it is finished as a dedicated home office, expanded entertainment area, guest suite or a play space for kids.”

All homes at Provenance are complete with high-end finishes like 3¼ -inch site-finished oak floors in the main living areas; modern kitchens with 42-inch cabinetry, granite countertops and built-in stainless steel appliances; and architectural exterior details including cement board siding with brick or stone accents.

In addition to the Terraces, which range in size from 2,081 to 2,664 square feet and are priced from $498,900, Provenance also includes 34 duplex residences, known as The Villas, which measure 1,807 to 3,606 square feet and are priced from $624,900. In addition, the community includes 21 single-family homes, called The Estates, which measure 2,948 to 4,362 square feet and are priced from $949,900.

Set on 44 acres, Provenance is built around a landscaped community common with a waterfall as its centerpiece. Walking paths connect the common with a series of smaller parks throughout the community, including picnic areas and a playground.

Residents at Provenance will enjoy a prime North Shore location, convenient to both Interstate 294 and Lake Cook Road. The community has easy access to plentiful shopping and dining in downtown Northbrook and on nearby Willow Road. Additionally, Provenance is served by award-winning Northbrook District 31 schools and Glenbrook North High School.
