Stiles unveils transformed 200 East Las Olas Office Tower

New Leases, Modern Finishes and Brand Reposition Renowned Las Olas Building

Stiles announced today that it has completed a $2 million renovation and rebranding of 200 East Las Olas, a 21-story, mixed-use office tower in downtown Fort Lauderdale. Stiles, which owns, manages and leases the property along with a global real estate investment manager, recently completed a 10-month makeover modernizing the building’s interior common areas and exterior façade. Along with its new look, the tower has been renamed 200 East Las Olas, taking inspiration from the renowned street it fronts.

Stiles Tenant Project Management (STPM) completed the renovation in partnership with Miami-based Architect Inaki Muguruza of Insight Design and Fort Lauderdale-based MJ Simpson Construction. Stiles Property Management and Stiles Realty managed and leased the building throughout the renovation.

“The open, expansive lobby is transformed with new lighting, technology, millwork, sleek furniture and carpet accents that create a comfortable atmosphere for guests and tenants to meet and enjoy,” said Vice President of Stiles Tenant Project Management Mike Miller. “The marble flooring both in the lobby and elevator cabs are elegant and warm. Outside, the property is distinguished on the city’s skyline by full front ground-to-roof LED lighting, signage, landscaping, and curbing.”

Originally developed by Stiles in 1989, this is the most substantial renovation ever completed at 200 East Las Olas. The renovation includes lobby and elevator upgrades with marble floors and wood finishes, new modern furniture, enhanced interior lighting with drop-down chandeliers, and technology upgrades including touchscreen directories and TVs throughout the lobby. The interior finishes complement recently-installed exterior lighting along the front of the tower to illustrate its unique architectural design within the downtown skyline.

Most recently, highlighting the building’s desirability, CAE Parc Aviation Fort Lauderdale, a satellite office of Ireland-based CAE Parc Aviation and a new-to-market company in the aviation industry, signed a lease for 2,270 square feet at the building. The office will be headed up by CAE Technical Deliveries Manager Bryan Cunningham. Both transactions were represented by the leasing team, Adams and Senior Associate Danielle Story.

Available spaces at 200 East Las Olas range from 21,000-square-foot full floors to suites between 1,700 and 14,000 square feet. The building boasts covered secure parking, 24/7 manned security, full-service banking, and dynamic 360-degree views of downtown, Las Olas Boulevard, ocean, the New River and city skyline. In addition to its LEED Gold certification, 200 East Las Olas features Beehive Kitchen, a new popular healthy bowl concept restaurant on the ground floor. Other tenants include Akamai, Globenet, Fifth Third Bank with a branch on the ground floor, Stearns Weaver, and Pernod Ricard Americas.
