The Aviatrix, an 18.93-acre build-to-rent (BTR) development site in Fairfield, California, has sold to Republic Urban Properties. Kidder Mathews First Vice President and multifamily investment sales specialist Matthew Clark exclusively represented both the buyer and the seller.

The Aviatrix comprises 188 BTR townhomes located at 5005 Peabody Road. The project is one of the first BTR sites in the Bay Area, offering a unique housing solution between traditional multifamily and single-family homes.

Strategically positioned within walking distance to the Fairfield-Vacaville Capitol Corridor train station, the complex offers convenient access to both the East Bay and Sacramento. The Aviatrix also sits directly west of the California Forever project, a proposed 60,000-acre new city between San Francisco and Sacramento and backed by several Silicon Valley billionaires.
