EAH Housing Unites with State and Local Officials for Grand Archway Commons II Unveiling in Modesto

Located at 1101 Carver Road, Archway Commons was constructed on former industrial grounds that were rezoned for the development of much-needed affordable housing. The community is near Highway 99, about 2.5 miles from downtown Modesto, and in convenient proximity to multiple bus lines, a shopping center, several public parks, primary and secondary schools, and Modesto Junior College.

Mayor Sue Zwahlen and State Treasurer Fiona Ma, together with EAH Housing, celebrated the grand opening of Archway Commons II, the second and final phase of the previously constructed affordable housing community Archway Commons in Modesto, California.

Developed by EAH Housing, one of the largest and most respected nonprofit housing development and management organizations in the western United States, Archway Commons II will provide 74 units of affordable housing, family-friendly indoor and outdoor amenities, and a diverse offering of supportive services.

Archway Commons is a transformative step toward a more equitable and prosperous Modesto.

Archway Commons II features nine, two-story buildings comprising a single one-bedroom apartment, 52 two-bedroom apartments, and 20 three-bedroom apartments for residents earning 30% to 60% of the area median income (AMI). The additional 74 residences bring the total unit count of the community to 150. All apartment homes are equipped with a full kitchen, energy-efficient appliances, a private balcony, and window coverings. The property’s ground-level units are all ADA-compliant.

Archway Commons illustrates how thoughtful and community-focused projects can make a substantial impact in bridging the affordable housing gap statewide.”

Residents of Archway Commons II enjoy a variety of shared amenities within the community center, designed to foster a sense of collectivity and well-being during the initial construction phase. This communal space includes a swimming pool, an outdoor picnic area, a basketball court, two tot lots, a common room, a computer learning center, a management office with a welcoming reception area, restrooms, and a maintenance room. A variety of on-site supportive services will be available to residents within the community center, such as case management with a personal services plan, life skills workshops, money management, employment assessment, and job preparation.

The property, accessible through gated pedestrian and vehicle entrances at Carver Road and 9th Street, is shared with the Phase I development. Future outdoor enhancements will include a common tenant garden area, interconnected walkways, a patio area, and additional tot lots. Along the 9th Street frontage, a landscaped planting area is proposed, complemented by the addition of a new sidewalk for improved accessibility and aesthetic appeal.

Throughout the development of Archway Commons II, EAH Housing was committed to achieving Zero Net Energy. The property was designed to harness the power of photovoltaic (PV) solar systems with the ultimate goal of producing a surplus of energy, effectively offsetting 100% of both common area and residential energy consumption.
