TCA Architects and Mercy Housing Deliver Burbank Boulevard Senior Housing in Sherman Oaks

Construction for Burbank Boulevard Senior Housing began in May 2021, and was built in accordance with the latest Cal-Green Building Code standards. The project, which is now complete, is also aiming toward a minimum LEED® Silver Certification. Move-ins began in October 2023, and the waitlist is currently closed.

California-based TCA Architects and Mercy Housing California have announced the successful completion of Burbank Boulevard Senior Housing in Sherman Oaks, California, a 55-unit, Permanent Supportive Housing1 development for seniors ages 55 years and older.

The third-acre Sherman Oaks property was developed with Mercy Housing in response to the surging number of senior citizens currently experiencing homelessness in greater Los Angeles. All residents of Burbank Boulevard Senior Housing are required to undergo a screening process to verify their homeless status, which may include living in a shelter, on the street, or in a transitional program.

“Senior citizens are among the most vulnerable in the homeless population,” said Armine Movsesyan, Principal, Studio Director for TCA. “Sadly, they’re also the fastest growing segment, with the number of homeless seniors rising by 22 percent last year despite the overall drop in homeless populations within L.A. County. We are pleased to work with the community to deliver housing that addresses this pressing need.”

With the critical goal of providing a higher rate of housing, TCA’s approach with Burbank Boulevard Senior Housing was to maximize project capacity by creating smaller-sized studio and one-bedroom units that accommodate single senior occupants. Each apartment includes individual kitchen and bathing facilities, and residents will also enjoy common recreation spaces. Additionally, laundry facilities are available on every level for added convenience.

“When it comes to helping seniors who are experiencing homelessness, housing is just one piece of the puzzle,” said Ed Holder, Vice President, Real Estate Development for Mercy Housing California. “During the planning stages of Burbank Boulevard Senior Housing, we factored in the big picture, which includes residents’ health, wellness, and overall livability.” The development is strategically located within walking distance to many neighborhood amenities, including a supermarket, pharmacy, bank, and several restaurants. Residents will also have access to public transportation by way of bus lines that run along Burbank Boulevard and Van Nuys Boulevard. A variety of onsite programs led by a resident services coordinator, include art, cooking, yoga, Tai Chi, and even financial literacy. Two to three case managers, staffed at a 20-1 ratio, are also available to aid with medication compliance and provide referrals for mental health support and addiction treatment if needed.
