PCCP, LLC Acquires 40-Acre Site for the Development of 150-Unit Caroline Drive Townhomes in Tampa Suburb of Wesley Chapel

Integrity Community Builders is expected to break-ground on the site in April 2024 with completion of the first homes by June 2025.

The site is located 25 miles north of downtown Tampa, is proximate to I-75 (the region’s major north/south thoroughfare) and the amenitized State Road 54.

PCCP, LLC has acquired a 40-acre site and has commissioned Integrity Community Builders, a wholly owned subsidiary of David Weekley Homes for the ground-up development of Caroline Drive Townhomes. The Class A project will consist of 150 townhome units at 6224 Caroline Drive in Wesley Chapel, Florida, an affluent, high-growth suburb of Tampa.

Caroline Drive Townhomes will feature a unit mix of 84 two-bedroom, 2.5-bathroom townhomes with a one-car garage (56% of total), and 66 three-bedroom, 2.5-bathroom townhomes with a two-car garage (44% of total) with units ranging from 1,419 sf to 1,705 sf. The unit interior finishes will consist of luxury vinyl plank flooring, quartz countertops, stainless steel appliances, tile backsplash in the kitchens, and in-unit washer/dryers. There will also be an amenity center located at the main entrance with a leasing office, pool, playground, and outdoor seating. Other planned amenities include a dog park, a walking trail, and several ponds.

Wesley Chapel is an affluent residential node of Tampa, consisting of high-end single-family residential, master-planned communities. The property is proximate to several regional employers including the AdventHealth System, the Moffit Cancer Center, and Orlando Health and is a short drive from several major retailers and amenities.
