Construction Nearing Completion on New 254-Unit Multifamily Tower Verde in San Francisco’s Mission Rock Neighborhood

Located at 1070 Bridgeview Way, south of Oracle Park and just steps away from China Basin Park, Verde is a development of Mission Rock Partners, a collaboration of the San Francisco Giants, Tishman Speyer and the Port of San Francisco.

Verde, a new 254-unit multifamily development in San Francisco’s Mission Rock neighborhood, has been completed and has now begun leasing.

Verde is the second residential tower to be completed at Mission Rock. Designed by award-winning international architecture and urban design practice Studio Gang, the waterfront community stands 23 stories tall. The 287k sf tower also incorporates a variety of street-level shops, as well as 25k sf of co-working and event space operated by Studio, Tishman Speyer’s global flexible workspace platform.

Verde’s apartments range in size from studios to three-bedrooms and feature kitchens with Italian cabinets and integrated Bertazzoni and Bosch appliances, and spa-like bathrooms. An expansive amenity program, aimed to provide residents the perfect home base to build community and connection, includes striking lounge spaces, a lush rooftop garden with expansive views of the bay, a full-service fitness center, concierge service, a game room, a golf simulator and a podcast and media studio.

Studio Gang’s design carves into the base of the tower to form an inviting outdoor space with sunny planted terraces and raked seating, like a mesa, where residents can socialize, relax and take in views of the activity in China Basin Park, the five-acre community gathering space that serves as the centerpiece of the neighborhood.

Clad in a luminous green tile façade with slight variations, the sculpting strategy of Verde continues upwards, where floorplates are carved back at the corners to create comfortable outdoor terraces. Oriented and shaped to maximize sunlight and minimize wind, the terraces feature impressive views of the surrounding city and bay, while continuing the “community topography” started at the mesa.

A lively “sky garden” adorns the top of the tower, where residents of Mission Rock can relax, connect and take in unique skyline views. The garden’s regionally appropriate plantings will create an attractive place for birds, butterflies and other pollinators to visit, supporting healthy biodiversity within the city. The building is targeting LEED Gold certification.

Mission Rock represents over 15 years of city planning and community input to transform a surface parking lot into an exciting new neighborhood featuring stylish rental homes, inspired parks and open spaces, community-serving retail, innovative workspaces, and parking to serve ballpark patrons and the surrounding area. Tishman Speyer, the Giants and the Port of San Francisco are joined in Mission Rock Partners by Mitsui Fudosan America, Inc., the U.S. subsidiary of Japan’s largest real estate company, Mitsui Fudosan Co., Ltd.

The launch of leasing at Verde brings the first phase of Mission Rock’s development to near completion. The Canyon welcomed its first residents in June 2023, as well as its first office customer, Capgemini, this week. Construction has also been completed on a 13-story office tower that will serve as Visa’s Global and North American headquarters, as well as a second commercial building designed to accommodate life sciences research and development.

A growing lineup of popular Bay Area retailers will also join the neighborhood beginning this year, including Arsicault Bakery, which will open in the base of Verde. Quik Dog, Ike’s Love & Sandwiches, LuxFit, Proper Food, and a full-service restaurant from the team behind the award-winning Che Fico will also open in Mission Rock.
