“Rockefeller Group is pleased to be breaking ground on Corsica Villas with Mosaic. The project delivers two distinct communities to meet the increasing demand for rental homes south of Baseline Road and close to hundreds of thousands of jobs,” said Mark Singerman, Vice President and Regional Director for Rockefeller Group.

Rockefeller Group has broken ground on two build-to-rent communities in South Phoenix, both to be named The Corsica Villas.

The group purchased two parcels for $8.7 million, less than two miles apart, and will build 152 townhomes and carriage-style units. The company has selected Mosaic as its BTR contractor.

The Corsica Villas at 20th Street and Corsica Villas at Euclid Avenue & 7th Street will offer different models and floorplans. The 20th Street location will feature 68 units with attached 2-car garages in 2- and 3-bedroom floor plans, while the Euclid Avenue & 7th Street site will offer 84 units, including 2-bedroom carriage units with attached garages and 3-bedroom townhomes. The two-story units span between 1,126 and 1,525 square feet. Both communities will offer a full suite of amenities to residents, including a heated pool, hot tub, playgrounds, dog parks, and open spaces.

The new light rail at nearby Central Avenue and Baseline Road is scheduled to open well before completion, expected first quarter of 2025.

Founded in 1928 in Manhattan, Rockefeller Group traces its roots to Rockefeller Center, a singular and visionary project that continues to inspire our nearly century-long commitment to the development of extraordinary properties and the creation of exceptional experiences. Our team is driven by the idea that quality in the built environment can positively shape lives at home, at work and in our communities.

Mosaic was founded in 2017 by Salman Ahmad and Sep Kamvar, two computer scientists who worked together at MIT and Stanford developing machine learning algorithms applied in the real world. Together, they developed a bold vision for the home building industry: construction as code. Mosaic coincided with a major inflection point in the U.S. housing market – the rise of build-to-rent (BTR) neighborhoods. As demand grows and the model matures, BTR is a space of opportunity for developers to create more housing at scale while advancing construction standards, sustainability and livability.
