Dominium, a leading affordable housing owner, developer and manager announced that its senior affordable senior housing development in Aurora, Colorado will be named Acero at Metro Center.
The four-story building will feature 222 apartment homes for seniors 55 and older who earn 30%-70% of the area’s median income. The 293,000 square foot complex is located near light rail and several major highways, shopping, medical centers and Denver International Airport. The development is Dominium’s first new construction project in Aurora.
Indoor amenities will include a clubhouse, a business center, an exercise facility, theater, a library and a beauty salon. The community will also feature a pocket park and public art. Outdoor amenity space will include a pocket park and public art.
“Acero at Metro Center will offer high-quality affordable housing to seniors in need in Aurora,” said Ron Mehl, Dominium Senior Vice President and Project Partner. “Dominium and our lending and investment partners are proud to create 222 new affordable homes for Colorado seniors.”
Construction will be supported by the Section 42 Low-Income Housing Tax Credit program (LIHTC). Nationwide, LIHTC is the largest source of support for the construction and maintenance of affordable housing communities. In exchange for tax credits, affordable housing developers and operators agree to maintain rents at levels tied to the Area Median Income (AMI). Construction of LIHTC properties has a positive effect on the local housing market through the simple fact of increasing the supply of affordable housing.
The project is being constructed by W.D. Construction, a joint venture between Weis Builders and Dominium Construction and Architectural Services.
