Wingspan Development Announces Start of Pre-Leasing at The Dawson in Downtown Mount Prospect Illinois

Located at 235 E. Prospect Avenue across the street from Wingspan’s popular Maple Street Lofts and the Mount Prospect Metra station, The Dawson is a transit-oriented development boasting high-quality design and finishes from Studio 222 Architects, Eleni Interiors and Gold + Oak.

Wingspan Development Group, a national development firm, announced pre-leasing is underway for The Dawson, a new seven-story, 64-unit Class A luxury apartment community in downtown Mount Prospect, Illinois (a suburb of Chicago).

The Dawson offers an elevated amenity package and a choice of junior one-, one- or two-bedroom layouts stylishly designed with impeccable attention to detail, including three-panel doors; black faucets and hardware; and high ceilings in select top floor units. Units range in size from 668 to 1,217 square feet and start at $2,000 per month. First residents are expected to move in later this summer.

Residences at The Dawson feature wood-style plank flooring, carpeted bedrooms, keyless entry and an in-unit washer and dryer. Kitchens include stainless steel appliances, quartz countertops, extended upper cabinets and ceramic tile backsplashes. Private balconies are available in select units.

The modern amenities at The Dawson include a resident lounge with complimentary coffee station; a community kitchen; a package room; climate-controlled indoor parking; bike storage; and a 24/7 fitness center with free weights as well as a spa-inspired recovery area with a dry sauna and massage chairs. A second-floor outdoor terrace includes a grilling area, fire pits and multiple seating options. An online resident portal and app ease package deliveries, maintenance requests and other needs. The community is pet-friendly and Energy Star-certified.

Retail space on the building’s ground floor will enhance the existing dining and shopping offerings residents can enjoy in Mount Prospect’s bustling downtown, including an Angelo Caputo’s Fresh Market at Wingspan’s neighboring Maple Street Lofts.

With a focus on mixed-use and multifamily projects primarily in transit-served suburban locations, Wingspan currently has more than 2,000 units in various stages of leasing and development in Illinois, Wisconsin and Florida. The Dawson is the third project in downtown Mount Prospect from Nicholas & Associates and Wingspan, after the 71-unit 20West, completed in 2019, and Maple Street Lofts, a 192-unit development that opened in 2021.
