San Diego’s First Multi-Mixed-Use Tower West Continues Leasing Apartments, Retail, and Office Space

West is a $400 million, 37-story mixed-use project located at 1011 Union Street in downtown San Diego. As the first multi-mixed-use tower in the city, the skyline-changing project features 289k sf of office space, 10k sf of retail space and 431 luxury apartments. The $510 million project is a development of Holland Partner Group, North America Sekisui House and Lowe.

There have been two new office leases totaling 26k sf of space to report at West, the recently completed, 37-story mixed-use project located at 1011 Union Street in downtown San Diego. The deals include a 17k sf lease with HNTB Corporation and a 9k sf lease with HDR Engineering Inc.

The new leases come on the heels of completion of the spec development as well as earlier lease signings at the project. In 2023, San Diego Association of Governments (SANDAG) signed a lease for 87k sf of office space. Apartment leasing has been strong at West with the onsite management team providing tours and signing leases with residents looking for a vibrant community to call home.

Designed by Carrier Johnson + CULTURE, with Holland Construction serving as the general contractor, West emphasizes connection and community transitioning seamlessly from the lobby and retail space to the office floors and amenity level, and up to the luxury apartments.

The bright and inviting, next generation office spaces feature 40k sf floor plates, floor-to-ceiling glass and outdoor balconies with expansive city and ocean views. The modern, spacious first floor offers indoor/outdoor dining along Broadway for tenants to enjoy the enviable San Diego climate; a modern lounge, meeting room and a variety of gathering areas; specialty ground floor restaurants and retail shops to entice both tenants and the local community; direct access to building parking; and, tenant community engagement programs by on-site property manager Hospitality at Work.

The 9th floor and 37th floor roof decks provide panoramic views of San Diego and the Pacific Ocean, with indoor/outdoor meeting spaces and green roof space with outdoor seating and entertainment areas. Leading the office leasing efforts at West Downtown San Diego are JLL’s Tony Russell and Richard Gonor. West can accommodate a wide range of users from 10k sf to 280k sf. There are also future expansion options for a total of up to 870k sf of office space on two contiguous blocks.
