Located at 122 E. Northwest Highway, across from the Mount Prospect Metra station, the 87-unit, six-story property includes 81 apartments, six rental townhomes and 3,500 square feet of first-floor retail space. First move-ins took place in July 2024, and the property is currently 40% leased.

RMK Management Corp., one of the Midwest’s largest market-rate apartment management firms, has been named property manager for HQ Residences in downtown Mount Prospect, Illinois, a new rental community in the Chicago suburb from developer Harlem Irving Companies along with Hamilton Partners and T2.

“As a seasoned property manager in Chicago’s suburbs, we know exactly how appealing the prime location of HQ Residences will be to renters seeking a walkable lifestyle in a vibrant village like Mount Prospect – and we know exactly how to complement that lifestyle through our team’s proven approach to resident service,” said Anthony Rossi Jr., president of RMK Management Corp. “As HQ Residences has begun welcoming its first residents, our team is already setting the tone at this brand-new property to deliver a first-class residential experience, with our staff busy building relationships and planning a host of special events and activities to bring the community to life.”

Built on the site of the former Mount Prospect Police & Fire Headquarters, HQ Residences features a section of the original building in its lobby. “In a nod to the site’s history as a police and fire station headquarters, the developer of HQ Residences salvaged some of the signage from the former structure to re-use here,” said Rossi. “We set off the sign with flags and then surrounded it with brick walls, a fireplace and inviting seating areas to create a residential lounge and great room that offers a cozy ambiance and a tribute to these officers who serve the community.”

The 81 apartment units at HQ Residences include a mix of studio, one-, two- and three-bedroom floor plans, each with one to two baths. Rents range from $1,935 to $3,018, per availability, and select units include balconies.

The property’s six rental townhomes are all two-level, three-bedroom plans with attached two-car garage parking as well as private street entrances along Northwest Highway. Townhomes, with rents starting at $4,499, measure approximately 1,915 square feet and include three baths and laundry rooms.

“It’s unusual to find rental townhomes of this size in a downtown setting like this, so we expect they will be very popular with renters looking for a bit more space and privacy as an alternative to purchasing or renting a single-family home,” noted Rossi. “At the same time, townhome residents will enjoy all the benefits of living in a luxury rental community – from really great amenities to having immediate access to an on-site management and maintenance team to see to every need.”

Finishes in kitchens of the apartments and townhomes include subway-tiled backsplashes, white quartz countertops, two-toned cabinets with undercabinet lighting, stainless steel appliances and contemporary pendant lighting. Residences also include in-unit washer/dryer, plank flooring throughout main living areas, and abundant closet space.

HQ Residences features a variety of amenities, including a large residential lounge and great room in the lobby with a fireplace and a variety of seating areas, a fitness center, and an outdoor plaza with a pickleball court and patio-style seating. The pet-friendly community also offers a dog run and features bike storage, extra storage lockers, and a mix of surface-level and below-ground reserved parking.

The property is steps from the Mount Prospect Metra station, which provides quick access for commuters to downtown Chicago or neighboring northwestern suburbs via the Union Pacific Northwest line. HQ Residences is also walking distance from many conveniences and amenities in downtown Mount Prospect, including Angelo Caputo’s Fresh Markets, the Mount Prospect Public Library and multiple restaurants, bars and shops in Mount Prospect’s burgeoning retail and dining district. Additionally, downtown Mount Prospect is home to a variety of events and festivals throughout the year, many taking place less than two blocks from HQ Residences at Edwin and Elsie Busse Park and the Centennial Green at Mount Prospect Village Hall.

Residents of HQ Residences enjoy proximity to a number of Mount Prospect Park District facilities, including nearby Owen Park, the Lions Park Recreation Center and Big Surf Wave Pool. The property is served by well-regarded Mount Prospect School District 57 and High School District 214.
