RMK Management Corp., one of the Midwest’s largest market-rate apartment management firms, has announced its 42 Hundred on the Lake community won a 2024 TOBY Award for Property Excellence from the Apartment Owners and Managers Association (AOMA) of Wisconsin at an event held last month at the Wisconsin Club in Milwaukee.
The TOBY Awards, which stands for The Outstanding Building of the Year, is an awards program presented annually by the AOMA of Wisconsin to recognize outstanding area apartment developments and personnel. 42 Hundred on the Lake won in the Property Excellence category for rental communities over 150 units. Upon opening, it was the fastest-leasing property in RMK history. Today, the community is 93% leased.

TOBY-nominated properties were judged on factors such as financial performance, physical appearance and condition, quality of services and amenities offered to residents, marketing programs, on-site associate qualifications, preventative maintenance, community outreach and product presentation. Judges also considered resident and associate relations, including the property’s resident retention program, community outreach or social functions and any training or recognition opportunities provided to the property staff.
Rossi noted that the 2024 TOBY is not the only award bestowed to 42 Hundred on the Lake. The property and RMK team also won the top award from Satisfacts, a tool for resident surveys and feedback, as well as property manager of the year in the Multi-Housing News 2022 Excellence Awards.
