Situated on 82 acres, Cadia Matthews will provide a holistic setting for Matthews’ newest neighborhood that, through its focus on wellness, will provide an array of housing, amenitized by a retail and dining village, office, wellness center, and connectivity through multi-modal paths, a community park with performance stage, and additional open space.

Pappas Properties, the Charlotte-based, leading developer of innovative mixed-use developments and wellness-focused communities across the Southeast, announced the start of Phase One of Cadia Matthews, an 82-acre mixed-use community located at Stallings Road and Idlewild Road in Matthews, a southeastern suburb of Charlotte.

“Cadia Matthews will be a game-changer for this submarket of Matthews as we have the opportunity to bring together a cultivated mix of young families, singles, and active adults in a setting that supports both market rate and attainable housing to accommodate empty-nesters, as well as young professionals and first responders,” said Peter Pappas, CEO of Pappas Properties. “Our design is for a vibrant neighborhood with our focus on wellness that includes open space, connectivity with paths for walking, running, and biking, as well as a community park with a performance stage and wellness center – bringing all generations together.”

“The foundation of Cadia Matthews is based on our commitment to providing a roadmap for the future by designing wellness-oriented, residential master-planned communities that promote health through social, environmental, and physical wellness,” said Tom Walsh, Pappas Properties’ Managing Director. “We want to emphasize well-being through thoughtful and stylish, regionally inspired homes that feature the latest wellness-forward technology and environmentally sensitive innovations, as well as creating multiple housing types for all generations.”

The first phase of the Cadia Matthews project will include 45 single-family homes and 80 for-sale townhomes, built by David Weekley, one of the largest privately held homebuilders in America. Included in the for-sale townhome neighborhood will be 10 that are attainable and will all have the same quality exterior architecture as the market rate homes. All residents will have access to the Wellness Center and other community amenities. Priority will be given to first responders, teachers, active-duty and veteran military members, and those who work in Matthews.

The remaining housing phases of the community will include both active adult cottage homes and apartments; for-lease duplexes; and market rate apartments. Having a variety of housing types will help to create a multi-generational community. This phase of development will also include 14 attainable apartment homes.

The community, designed to promote increased health through social, environmental, and physical wellness, will be built adhering to the four pillars of Wellness: Preservation of Nature, Sustainable Architecture and Design Practices, Creation of Community through amenities and social programs, and Emphasis on Authentic restaurants with outdoor dining. It will include 85,000 square feet of retail and 18,000 square feet of office.
