Oxbow Development Group wants to bring apartments, restaurants and retail to a nearly 5 acre site in San Antonio’s Southtown District.

Oxbow Development Group is proceeding with a redevelopment project in San Antonio that will replace the former San Antonio school district headquarters. The company is planning a mixed-use project to be called “Southdown Aldea,” just south of Hemisfair. The project calls for six-story and five-story mixed-use buildings with residential and ground-floor retail components, as well as a six-story residential building that wraps around a seven-story, 600-space parking garage. Oxbow bought the property from the district in 2018 for $14.5 million.

The multifamily portion of the project will include 250 market-rate housing units between the three structures and 40,000 square feet of commercial space.

Oxbow is seeking conceptual design approval from the Historic Design and Review Committee next week. Construction on Phase 1 is expected to start in late 2025 and wrap up in 2027 or 2028. Local firms Alamo Architects and Don B. McDonald Architects are on the design team.

Southdown Aldea is adjacent to Hemisfair. Living at Hemisfair means spending your time in a welcoming community with easy access to cultural events, restaurants, and outdoor activities. Features of Hemisfair include The Tower of the Americas is a 750-foot-tall tower built for HemisFair ‘68 that provides guests with a spectacular view of the Alamo City.

Alamo Architects is a leading San Antonio architecture firm with clients in healthcare, education, and residential development. Our strong collaborative approach to practice comes from a shared belief that, “Together, Everybody Wins.”

Oxbow brings vision-led development and a commitment to creating soulful places that enrich peoples’ lives. Every project starts with a vision, and at the heart of every vision is the understanding of how people will feel in and relate to the space. Thoughtfulness requires time, and it is our philosophy that when we take time to think through every detail, design generous environments that allow beauty the opportunity to thrive and stay true to the heritage and history of the place, we can create soulful places that lift the spirits.
