American Landmark Apartments, ranked No. 35 on the National Multifamily Housing Council list of the top apartment owners in the country with approximately 32,000 apartment units in its portfolio, has acquired Courtney Trace & The Addison, a 455-unit class ‘A’ community to be renamed ‘The Griffin,’ located in Brandon, Florida.
“The acquisition of The Griffin highlights our strategy to target markets with long-term growth potential and strong demand for quality rental housing,” said Christine DeFilippis, Chief Investment Officer at American Landmark Apartments. “The Tampa Bay area continues to demonstrate compelling fundamentals, including job growth and population expansion, making it a perfect fit for our investment strategy as we continue to expand our presence in Florida.”
Located at 1131 Courtney Trace Drive and 251 Annapolis Way, The Griffin offers a wide range of modern amenities, and American Landmark will invest over $7 million to enhance these features. Planned upgrades include a new dog park, an updated clubhouse and fitness center, improvements to the pool and outdoor areas with a summer kitchen, and EV charging stations. Interior units are also undergoing substantial renovations, including upgraded kitchen and bathroom cabinetry, granite countertops, new appliances, LED lighting throughout, electronic locks, and Wi-Fi-enabled thermostats.
With easy access to I-75 and the Selmon Expressway, the property connects seamlessly to Tampa’s major employment centers. A 10-minute drive from the vibrant Downtown Tampa area, residents can enjoy a perfect balance of city life and the relaxed atmosphere of Brandon. The local area boasts an array of shopping destinations, dining options, and entertainment venues, further enhancing the appeal of this prime location.
