The Cleveland Browns are planning a new stadium with a dome in Brook Park. The Cleveland Browns Stadium mixed-use surrounding the stadium, sitting on 176 acres, will feature 1,100 apartments, 500,000 square feet of office, 300,000 square feet of retail, and two hotels. The mixed-use development will undergo multiple phases, with the first one set to include 575 apartments, 450 hotel rooms, 96,000 square feet of traditional retail, and 137,000 square feet of experiential retail.
Lincoln Property Company has been selected to develop an entertainment district surrounding the venue, which is expected to generate over a billion dollars per year. The plan is to deliver the first portion of the plans by 2029. The same year the new stadium is set to be opened.
The Browns’ new 67,000-seat arena will keep the same Huntington Bank Field name. Along with hosting professional NFL games, it will be able to hold events for other major sports, tournaments, and concerts throughout the year.
Lincoln said that the Cleveland Browns Stadium mixed-use center alone is expected to create more than 3,300 permanent employment opportunities and generate $1.2 billion annually.
“The most important component of any successful mixed-use project is the anchor. The new enclosed stadium will bring year-round events to the surrounding district, activating this region in a way that has never been feasible before,” David Binswanger, Co-CEO of Lincoln, said in a statement.
“Having planned 2,000 acres of mixed-use development across the country and counting, our team understands what fundamentals are needed for a project like this to succeed. Northeast Ohio and the Brook Park site have all the advantages, including a prime location and accessibility, to become a go-to entertainment destination in the U.S.”
Lincoln currently has $7.4 billion worth of mixed-use projects under development. In the past, the real estate firm completed a headquarters and a training center for the Dallas Cowboys, known as The Star. Another relevant development for Lincoln was Legacy Union, a Charlotte, North Carolina multi-use development that’s adjacent to the Bank of America Stadium.
