Branch Properties to Redevelop Gainesville Lakeshore Mall Into Mixed-Use Community

Branch Properties, a private real estate investment and development firm, has announced plans to reimagine Lakeshore Mall into a walkable, open-air destination. The mixed-use redevelopment to be named Lakeshore will retain key retail tenants while introducing new residential and retail elements.

The first step in the extensive, multi-year planning process is filing the Development of Regional Impact (DRI), which supports community input.

At full buildout, the new development would include 305,444 square feet of retail space, 652 residential units, and 38,200 square feet of outdoor community greenspace.

“This reimagined mixed-use destination redefines Lakeshore as a dynamic, pedestrian-friendly community hub tailored to meet the needs of Gainesville, one of Georgia’s fastest-growing cities,” Jesse Shannon, president, partner and chief investment officer at Branch Properties, said.  “By thoughtfully leveraging the mall’s current position within the community, this redevelopment will transform underutilized spaces into a walkable, open-air environment that fosters connection, gathering and spontaneous interaction.”

Originally opened in 1970, Lakeshore Mall currently comprises 492,798 square feet of retail space. Dick’s Sporting Goods and Belk will remain active throughout the process, and Dick’s Sporting Goods will be relocated on the property. At full buildout, Branch proposes 305,444 square feet of retail space, 652 units of multifamily residential units and 38,200 square feet of outdoor community greenspace. Lakeshore will also have the capacity for a hotel and townhomes in future development.

Situated between Lake Lanier and Interstate 985, about an hour northeast of Atlanta in the Hall County seat, the nearly 500,000-square-foot Lakeshore Mall originally opened in 1970 along Dawsonville Highway, a main Gainesville artery.

Branch Properties acquired the asset in 2022 and plans to break ground on the redevelopment in late 2026. Franklin Street’s Len Erickson will handle retail leasing in partnership with Branch Properties.
