McDowell Housing Partners (MHP), a leading development and investment firm specializing in the development of affordable multifamily housing communities, has completed construction of Southpointe Vista Phase I and closed financing on the second phase of the transformative multiphase community in Miami-Dade County near Cutler Bay.
Southpointe Vista is strategically located at SW 117th Court and SW 214th Street. Phase I the newly completed 10-story building, was partly funded through Miami-Dade County’s Housing and Community Development Department with $2.5 million in local surtax funds. REPRTWÄR Architecture and Design served as the architect, bringing the modern and functional design to life. A joint venture between MHP Builders and ANF Group served as the general contractor.
Phase I features 91 one-bedroom, 25 two-bedroom, and 8 three-bedroom units, reserved for households at various income levels between 30%, 60%, and 70% of the area median income (AMI). Top-tier amenities, including a community room, laundry facilities, cybercafé, fitness center, rooftop terrace, and on-site management offices. A two-story parking garage, connected via skybridge, offering 196 parking spaces and 18 electric vehicle charging stations.

The next phase of development, Southpointe Vista Phase II, closed financing and commenced construction on January 30, 2025. Phase II incorporates 208 additional units within a 12-story building. A pedestrian paseo connecting both buildings and their respective parking garages will introduce a cohesive community, while further expanding affordable housing options in Miami-Dade County.
Well-appointed one- and two-bedroom apartments, featuring spacious kitchens with granite countertops, tile backsplashes, upgraded LVP flooring, walk-in closets, and in-unit washer/dryers.
Enhanced community amenities, including a fully equipped fitness center, game room, media center, cybercafé, and bocce ball court adjacent to Phase I.
