Currently, the property commands an average rent of $1,235 per unit. HPP Equity, in partnership with its dedicated Asset Management team, aims to drive occupancy and enhance rental rates through a strategic lease-up campaign. By late 2025, the objective is to achieve full occupancy and initiate the first cycle of renewals, targeting an average rent increase to $1,325 per unit. This initiative will be supported by an aggressive marketing strategy executed by Lund Management, a leading local management firm.
By the 2026 leasing season, the asset is expected to reach full stabilization, with an occupancy rate exceeding 95% while maintaining rents at market averages. This approach ensures that the property remains a highly desirable residential option within the rapidly growing Northwest Arkansas market.
The Benton is a newly developed Class A apartment community that sits just north of Walmart’s $500 million corporate office development. Its prime location offers convenient access to Northwest Arkansas’ economic hub and the scenic Ozarks.
