
A joint venture between Miami-based real estate investment and development firm 13th Floor Investments and JSB Capital Group is preparing to break ground on Parks at Davie, a multifamily development in Broward County’s Town of Davie.
Preferred equity for the project was provided by Houston-based Marble Capital. A team led by Aztec Group’s Peter Mekras assisted with the capitalization.

Designed by Coral Gables-based Corwil Architects, apartments at Parks at Davie will range from studios to three-bedroom units measuring between 568 to 1,415 square feet in size. Residence features will include quartz countertops, stainless-steel appliances, spacious kitchen islands, luxury vinyl flooring, 9’ ceilings heights, and in-unit washers and dryers. The community will include a variety of amenities including a clubhouse with a resort-style pool, a state-of-the-art fitness center, a business center with co-working areas, and about 6,200 square feet of ground floor retail space.

Broward College’s Davie campus is a central hub of education and innovation in the heart of South Florida’s Broward County. The surrounding neighborhood includes a dynamic blend of residential, commercial, and educational spaces, offering a vibrant atmosphere that mixes suburban charm with easy access to urban conveniences. Located near major highways such as Interstate 595, Florida’s Turnpike, and U.S. Route 441, residents will enjoy excellent connectivity throughout the county. The area is also home to lush parks such as the Davie Pine Island Park and the nearby Tree Tops Park, offering recreational opportunities and green spaces. Parks at Davie is the latest addition to 13th Floor Investments’ growing portfolio of multifamily developments across South Florida. The firm recently completed Savio, the first phase of its Parks at Delray project, which encompasses 420 luxury rental apartments in Palm Beach County’s Delray Beach, and is currently developing Parks at Hallandale, a 398-unit development in Broward County’s Hallandale Beach.
Since its founding in 2008, 13th Floor Investments has completed 3,900 residential units across South Florida, with a robust pipeline of more than 4,800 units in development and under construction slated to be delivered over the next few years. Today, the firm is focused on the development of luxury residential and mixed-use multifamily developments, growing the firm’s industrial portfolio, and expanding its single-family homebuilding business, 13th Floor Homes, with five housing communities currently in development.
