RangeWater Real Estate Partners with the City of Lilburn to Expand Old Town with New Housing

The project is expected to break ground in March/April 2025, with completion slated for late 2026.

The community, which has not yet been named, will offer a diverse selection of studio, one-, two-, and three-bedroom apartments, spanning from 537 to 1,578 square feet.

The City of Lilburn continues its commitment to expanding Old Town with vibrant new housing and retail, as RangeWater Real Estate announces the acquisition of four acres near Lilburn City Park and the Camp Creek Greenway Trail in the Atlanta, Georgia MSA.

This thoughtfully designed community will add 269 high-quality rental residences, further strengthening the district’s walkability and small-town charm. RangeWater is developing the community in partnership with TMGRI (a subsidiary of The Meridian Group, “TMG”), a Dallas-based group established in 2024 focusing on development and opportunistic investing opportunities across the residential and industrial sectors in growth markets in the Southeast, Texas, Arizona, and Colorado.

By working closely with the City of Lilburn and the Downtown Development Authority (DDA), RangeWater is supporting the city’s vision of creating a dynamic and connected downtown. With ongoing investments in new retail, restaurants, and residential options, Old Town Lilburn is attracting residents and businesses alike, ensuring its future as a vibrant hub.

Situated at 45 Railroad Avenue, the site benefits from proximity to the greater Atlanta MSA and contributes to Lilburn’s downtown revitalization. Located in the heart of the charming commercial corridor along Main Street amid boutique retail, co-working space, and multiple restaurants, the site is within a 20-minute drive to more than three million jobs. Additionally, residents will have direct access to the recently completed 4.2-mile Camp Creek Greenway and Lilburn’s 10-acre City Park.

The property will feature a boutique gym and wellness facility, co-working space, a dog spa, a resident bar, and a lounge with vaulted ceilings. Exterior amenities include three courtyard houses allowing residents direct access to a swimming pool, outdoor grills, ‘Charleston-style’ gardens for resident al-fresco dining, a public/private amphitheater-style courtyard, and a trailhead for residents and locals to traverse the Greenway trail. Hailing from Lilburn’s railroad roots, the project design borrows aesthetic elements from both historic downtown Lilburn and the golden age of rail.
