Multifamily developer Marquette Companies is welcoming its first residents to Tempo at White Oak, a new 304-unit luxury apartment building anchoring the emerging mixed-use White Oak District in Houston’s Woodland Heights neighborhood.
Situated across from White Oak Music Hall, proximity to one of the city’s most notable music venues was the inspiration for the design and amenities at Tempo at White Oak, starting with the building’s outdoor lounge with stadium seating that overlooks the neighboring concert hall’s outdoor stage. The vision for the development is further articulated by Marquette’s plans that are currently underway to transform the area into a walkable destination incorporating multifamily homes, retail, bars, restaurants, recreation and live music venues.
“At Tempo at White Oak, we’ve designed a community where creativity and music are woven into everyday life, and residents can easily experience the energy of living in one of the city’s most vibrant emerging entertainment districts,” said Chris Yuko, managing director of development at Marquette Companies. “There are not many, if any, new market-rate apartment developments in this vicinity, which puts Tempo in a great position to meet the demand for an elevated living experience near downtown Houston.”
Most units include a balcony or patio space, and all residences feature high-end finishes including waterfall quartz countertop kitchen islands, designer soft-close cabinetry, gas stovetops and stainless-steel appliances; wide-plank oak flooring throughout; and spa-inspired baths with LED lighted mirrors. In addition, units will be equipped with smart home technology, such as door locks, thermostats and widespread IoT integration possibilities.
In addition to the outdoor lounge overlooking White Oak Music Hall, other fresh-air amenities at Tempo include a resort-style pool with a submerged seating bench and a sundeck with a grilling station, both of which are located on the second level facing the music venue. On the fourth level is an interior courtyard with a walking path, seating areas and landscaping, offering a more secluded option for enjoying the outdoors. Residents also have access to an open-air, ground-level dog run as well as a pickleball court, which will be located on the north side of the building.
The building’s music-related amenities continue indoors with a performance stage in the lobby adjacent to a professional-grade recording studio. Other indoor amenities include a sky lounge with unobstructed views of downtown, a fourth-floor bar lounge, and separate cardio and functional strength training fitness studios.
“Tempo at White Oak stands out for the level of fixtures and finishes in the apartments as well as the quality and range of amenities,” said Yuko. “Renters who want to live in downtown Houston will find few, if any, buildings that compare.”
The development’s community orientation is exemplified by its four “live-work” apartments available for business owners who operate from their residence. These units are located on the ground level and feature a storefront-style space facing Keene Street, with private living quarters including a bedroom, 1½ baths, and a kitchen and living area in the back.
“The live-work apartments are perfect for a resident who would like to run a business where they see clients from the convenience of their home, such as a barber, interior designer, web designer, consultant or therapist,” said Yuko. “Houston is a leading market for small business growth, and Tempo at White Oak is one of the few buildings to offer this kind of space.”
The new White Oak District will be a pedestrian-friendly zone, with a sidewalk connecting Tempo to the White Oak Music Hall and the new Woodlands Social bar and restaurant. Marquette has two first-floor retail spaces available for lease at Tempo and is also developing commercial space across Keene Street to add bars, restaurants, coffee shops and other retail. The firm is working with Rebel Retail Advisors to handle commercial leasing. Marquette’s White Oak District commercial space is expected to open in 2026.
Tempo is located a short walk from Houston’s public transportation system METRORail, easily connecting residents to downtown Houston, the Texas Medical Center and NRG Stadium, home of the NFL’s Houston Texans.
Marquette Management, which has won awards for its high levels of resident satisfaction, is the property manager for the community.
Marquette Companies has been active in the Houston area for over 20 years. In addition to acquiring and renovating East End Lofts, the firm recently completed two other developments in the city, Catalyst Houston and Forth at Navigation, the latter of which was named New Development Property of the Year by the Houston Apartment Association in 2022. The firm also recently opened The Sylvan, a new build-to-rent (BTR) community featuring 300 single-family homes, townhomes and apartments in The Woodlands, a master-planned community of over 100,000 residents located 25 minutes from downtown Houston.
