A joint venture between Wingspan Development Group and Tucker Development announced delivery of the first luxury rental townhomes at The Henry at Harms Woods, a new 294-unit mixed-use community at 5424 Old Orchard Road in Skokie, Illinois, about 18 miles north of Chicago.
Located next to Life Time Fitness and near Westfield Old Orchard mall just west of Interstate 94, the 11-acre development will include 245 apartments, 49 rental townhomes and approximately 13,000 square feet of commercial space. First move-ins for the townhomes start in August, with the balance this fall.
“The Henry at Harms Woods is another example of how we’re working to meet demand for new rental options in Chicago’s suburbs,” said Jason Macklin, Wingspan’s vice president of development. “We’re seeing more people of all ages, from young professionals to downsizers and snowbirds, lean into the flexibility and lack of maintenance that comes with renting. The Henry will offer them a choice of apartment and townhome plans suited to their needs, whether they are singles, couples or families, in an ideal location.”
“With infill space at a premium in Chicago’s mature suburbs, we were very fortunate to be able to find and develop this incredible site,” said Aaron Tucker, president and chief investment officer at Tucker Development. “The Henry offers luxury living in a highly amenitized campus environment, combining proximity to the North Shore, major shopping and dining destinations, and downtown Chicago with the comfort of hundreds of acres of natural surroundings immediately adjacent to the project. The beautiful townhomes, the only built-to-rent luxury townhomes in the area with access to a full suite of multifamily amenities, have already proven very popular, and we anticipate them leasing up quickly.”
In addition to being a one-minute drive to I-94, providing easy access to downtown Chicago and the northern suburbs, The Henry at Harms Woods is adjacent to the 400-acre Harms Woods Nature Preserve and the North Branch Trail System, a bike path system that links to the Chicago Botanic Garden. The Henry is also next to a 108,000-square-foot Life Time health club and one-half mile from Westfield Old Orchard.
The development, designed by HKM Architects + Planners and being built by Nicholas & Associates, will offer studio, one-, two- and three-bedroom luxury apartment units and three- and four-bedroom townhomes. The townhomes feature quartz countertops, Bosch appliances, smart thermostats, Moen fixtures, full-size LG washer/dryers, a Google doorbell and a powder room. All townhomes feature two-car garages and second-floor balconies, while select units also have first-floor patios. The four-bedroom Maple and Oak plans, which feature four bedrooms, 3.5 baths and approximately 2,500 square feet each, start at $6,800 per month.
Among the amenities, the community will have expansive courtyards with an outdoor pool and sun deck and a lounge with grilling stations; a modern, fully equipped fitness center; and various spaces designed with working from home in mind, including resident conference rooms/offices. Ground-floor commercial space rounds out the major mixed-use development.
Recent nearby Wingspan projects include The Dawson, Maple Street Lofts and 20West, a trio of mixed-use projects in Mount Prospect. Tucker recently completed District 1860 in Lincolnwood, a 300-unit mixed-use development that is already 90%+ leased and features more than 80,000 square feet of commercial space.
