Spectrum communities are recognized for their spacious residences, chef-led dining, engaging wellness and lifestyle programming, and thoughtfully designed amenities that foster connection and vitality.

BWE, a national commercial and multifamily mortgage banking company, announced the closing of a $330 million financing on behalf of the owners and managed by Spectrum Retirement Communities. The transaction refinances an eight-property Class A seniors housing portfolio developed by Spectrum across the Midwest and Southwest.

Ryan Stoll and Taylor Mokris of BWE’s National Seniors Housing and Care team arranged the financing. This financing reinforces BWE’s position as a leader in seniors housing capital advisory, underscoring the team’s ability to deliver tailored financing solutions for large-scale, multi-market portfolios.

The Class A seniors housing portfolio transaction attracted strong interest and competition from a wide array of lenders, including agencies, life insurance companies, banks, and private credit firms. Ultimately, a global private credit investor provided the non-recourse financing, which includes full-term interest-only, a highly competitive interest rate, and favorable structural terms.

The eight-property portfolio spans major metropolitan areas in four states, all of which benefit from robust demographics, favorable macro trends, and sustained demand for high-quality senior living.

“We are honored that Spectrum chose BWE to represent them in the debt capital markets for such a complex transaction,” said Ryan Stoll, National Director of Seniors Housing and Care at BWE. “It is a privilege to partner with one of the industry’s most respected owners and operators, and Spectrum exemplifies the highest standard of excellence.”
