
Urby has broken ground on Hoboken Urby, marking an exciting expansion of the innovative brand’s distinctive approach to community-driven, lifestyle-focused living.
Located at 256 Observer Highway, Hoboken Urby will offer future residents walkable urban living surrounded by local shops, restaurants, cafes, parks, and the vibrant waterfront. The site is also near the Hoboken Terminal, with PATH, NJ Transit trains and buses, and NY Waterway ferries providing direct connections to Manhattan and the surrounding region.
Headquartered in Hoboken, Hoboken Urby marks a meaningful milestone for Urby as they continue to expand their brand presence in Hudson County and additional dynamic markets across the country. Hoboken Urby will mark the brand’s ninth community nationwide.

Hoboken Urby will offer a blend of dynamic social spaces and inviting outdoor areas anchored by a lush 4th-floor courtyard designed by internationally renowned landscape architect Bas Smets, known for his recent work on Notre Dame Cathedral in Paris. This outdoor oasis will feature towering bamboo, extensive greenery, a cold plunge pool, sunbeds, grill stations, and a dramatic firepit pavilion. The pet-friendly building will also include a rooftop dog run.
The interiors designed by Shawn Hausman Design, known for The Standard Hotels, will balance style and functionality across a range of studio, one-, two-, and three-bedroom layouts. Bright and spacious, each apartment will feature oversized windows framing views of Manhattan and Jersey City, along with sunrise and sunset vistas from east and west exposures. Conveniences like dimmable lighting and keyless entry will complement modern interiors. Select homes will also offer private terraces.
