Falcone Group, considered one of the nation’s top real estate development and investment firms, announced the start of pre-leasing for Momentum Blanding, a $50 million apartment community in the heart of Westside Jacksonville.
Momentum Blanding has a mix of one-, two-, and three-bedroom apartments featuring open-concept layouts and stylish finishes. Monthly rents are expected to start from the $1,300s for one-bedroom units. Residents will enjoy a host of upscale amenities, including a resort-style swimming pool, clubhouse with a game room, fully equipped business center, coffee bar, inviting resident lounge, yoga studio, fitness center, playground, and pet park.
“Momentum Blanding is a true source of pride for the entire Falcone Group team, with this being our first attainable workforce housing community,” said Alfonso Costa Jr., Chief Operating Officer of Falcone Group. “This project brings critically needed rental apartments to the Jacksonville community, all at rent levels that people can afford and filled with amenities that provide a luxury experience.”
Rentyl Apartments & Homes, a leading property management company specializing in multifamily communities, will oversee leasing and property management. Construction is scheduled for completion in early 2026. Initial move-ins are expected to begin in September 2025, with pre-leasing incentives including up to 3 months of free rent for early residents.
Located at 6136 Blanding Boulevard in Jacksonville, Momentum Blanding offers easy access to I-295 and is minutes from Downtown Jacksonville, Naval Air Station Jacksonville, Ascension St. Vincent’s Hospital, and Orange Park Mall, as well as entertainment venues, local restaurants, and elegant shopping centers.
Falcone Group has been an active developer throughout the Jacksonville MSA for decades. Among its projects is the Beachwalk master-planned community in St. Johns County, which includes more than 4,000 homes and 800 rental apartments, a 14-acre Crystal Lagoon, and approximately 1 million square feet of commercial retail.
