
Across the street from Florida State University, Zimmer Development Company’s (ZDC) seven-story Perla student housing community is now under construction and will be completed in the summer of 2026.
The mixed-use development will include 220 units and 614 bedrooms with bed-bath parity, and Cardinal Group will manage the property.
Landon Zimmer, Managing Partner at Zimmer Development Company relayed that Perla is the largest phase of ZDC’s Enclaves community and will hopefully be “THE” aspirational student housing property in Tallahassee. With a pearlescent metal-paneled façade based on the area’s historic oyster farming culture as well as the location across the street from Doak Campbell Stadium, ZDC took close to ten years planning the design of Perla. One unique quality of Perla is that it will have more 1-bedroom floor plans than the rest of College Town combined; it is our hope that Perla will be the ideal preference for students seeking an elevated college experience that currently does not exist in Tallahassee.

The retail space at Perla is designed to be a vibrant, all-day destination and social hub. Plans include a morning café, a healthy fast-casual dining option, and a lively sports bar that can serve as a go-to spot for students and alumni—especially on game days.
Perla is the 6th phase of Enclaves at College Town, which ZDC began developing in 2015 and includes close to 40 acres of mixed-use development – primarily student housing – adjacent to FSU. The previous phases, completed between 2018 and 2022, include Stadium Enclave, Urban Enclave, and Prospect Row, which collectively feature 383 units and 1,359 bedrooms.
