The community is strategically located near the South Dade TransitWay corridor at 10061 West Fern Street, offering residents convenient access to public transportation with increased mobility and connectivity.

Miami-Dade County’s Department of Housing and Community Development (HCD) and Housing Finance Authority (HFA) of Miami-Dade County, along with Florida Housing Finance Corporation (FHFC) in partnership with Atlantic Pacific Companies (A|P), PNC Bank, NewPoint Real Estate Capital, and LCN celebrated the groundbreaking of the first phase of the redevelopment of county public housing properties, Perrine Villas and Perrine Gardens.

The redevelopment is part of a larger initiative aimed at revitalizing the local community. The phased approach, consisting of a total of 718 units, underscores a long-term commitment to community enhancement and sustainable development. An official announcement for the name of the redeveloped community is coming soon.

This first phase has 150 units for seniors, comprised of 116 studios, 12 one-bedrooms, and 22 two-bedrooms. The property features a community room, business center, fitness center, on-site laundry facilities, and ground floor retail space. All of the units are affordable to households earning 30% to 80% of the Area Median Income (AMI). Rental prices range from $651-$1,736.

These 150 units are just the beginning of a long-term investment in sustainable development and quality of life for our most vulnerable residents,” said Miami-Dade County Housing and Community Development Director, Nathan Kogon.

Funding for the Perrine Villas and Perrine Gardens redevelopment consists of $5 million in Miami-Dade County Surtax funds; $8.4 million in FHFC State Apartment Incentive Loan (SAIL) program; $750,000 in FHFC Extremely Low Income (ELI) program; $1.58 million in FHFC National Housing Trust Fund (NHTF) program; $29.63 million bond from NewPoint Real Estate Capital/HFA; and $21.88 million PNC equity.
