
Greenlight Communities, Arizona’s leading developer of attainable workforce rental housing, in a joint venture with PGIM’s real estate business, has closed on a land purchase for its newest community, Cabana Mesa Drive, located at 515 N. Mesa Drive in Mesa.
Cabana Mesa Drive will be Greenlight’s nineteenth project in Arizona and its third in Mesa. The 6-acre site will be developed into 180 apartment homes, including a mix of studio, one- and two-bedroom units. Construction will begin in early September, with completion scheduled for January 2027.
The site was chosen for its strategic location, with strong access to transit, infrastructure, amenities, and jobs. Cabana Mesa Drive lies minutes away from Downtown Mesa, which has seen a recent surge of investment and revitalization. With light rail nearby, residents will have a direct connection to jobs, schools, and services throughout the metro area. As an infill site, it also helps the city grow in a smarter way, using land that is already connected to transportation and infrastructure. Perhaps most importantly, this project brings new housing to a part of Mesa where too many renters today are stuck choosing between expensive new apartments or older housing that hasn’t kept up with today’s standards.

The new community will feature a signature pool, clubhouse and fitness center, dog park, and landscaped open space to bring neighbors together. Inside the apartments, residents will find quartz countertops, stainless steel appliances, wood-style plank flooring, nine-foot ceilings, and in-unit washers and dryers.
