Berkadia Secures Financing for a Market-Rate to Affordable Housing Conversion of Indigo Apartments in Clearwater Florida

Following substantial rehabilitation, the 208-unit tower will be converted from market-rate housing into affordable housing for low-income families earning between 30% and 80% of area median income.

Berkadia, a distinguished leader in the commercial real estate sector, announced the financing of The Indigo Apartments in Clearwater, Florida.

Senior Managing Director Tim Leonhard and Associate Director Jack Leonhard of Berkadia Affordable Housing secured the $20.3 million HUD 221(d)(4) loan on behalf of the sponsor, Sunrise Affordable Housing Group. Other sources of financing include Federal Low Income Housing Tax Credit (LIHTC) equity from R4 Capital, two subordinate loans from the City of Clearwater, and land trust equity from Pinellas County under the “Pennies for Pinellas” program.
