The portfolio consists of five Class A senior housing communities located throughout central Long Island and New York.

Harrison Street Asset Management, a leading global investment management firm with over $100 billion in assets under management in highly differentiated alternative assets across infrastructure, real estate and credit strategies, announced the sale of a New York Senior Housing Portfolio valued at more than $600 million.

The portfolio comprises five senior housing properties, developed in partnership with B2K Development (“B2K”) between 2016 and 2022. B2K is a fully integrated real estate development firm that specializes in development, construction and project management, delivering successful communities from concept to completion. Each community within the New York Senior Housing Portfolio features a wide variety of modern amenities, including swimming pools, cinemas, fitness centers, libraries, and robust lifestyle programming designed to enhance resident well-being. The communities have delivered strong operating performance and are supported by the long-term growth of aging populations in these attractive markets.

With two decades of experience working with leading operating partners, including a 12-year partnership with B2K, Harrison Street’s leadership in senior housing is built on the strength of its industry relationships, deep understanding of local market dynamics, and a robust pipeline of opportunities. The portfolio sale is consistent with Harrison Street’s track record of executing 80% of asset sales in the form of strategically aggregated portfolios, while over 80% of acquisitions or developments are individual properties in markets with high barriers to entry.

Since inception, the firm has invested approximately $14.6 billion (43,000 units) in senior housing assets. During this same period, the firm sold 160 senior housing properties for a gross value of $5.6 billion. With 33,500 units absorbed in 2024, national occupancy reached 87.7% entering 2025, surpassing pre-pandemic levels.
