Landmark Properties, a fully-integrated real estate firm specializing in the development, construction, acquisition, investment management, and operation of high-quality residential communities, in a joint venture with Manulife Investment Management (Manulife IM), announces the opening of The Mark Tallahassee, a new, 860-bed student housing community at 675 W. Lafayette Street in Tallahassee, Florida.
“We welcome the first residents at The Mark Tallahassee, who began moving in on August 22nd. They are sure to enjoy this best-in-class location, which offers uniquely appointed residences and an expansive suite of amenities,” said Jason Doornbos, Chief Development Officer at Landmark Properties. “We applaud Landmark Construction as well as our vital project partners, who worked effortlessly to bring The Mark Tallahassee to market ahead of the academic year.”
A mix of floorplans range from studios to six-bedroom options across the building’s 202 units. Unique to the market, a collection of VIP penthouse-style units offer residents an upscale option which includes an upgraded technology and appliance package and oversized common areas with pool tables. All units at The Mark Tallahassee come fully furnished and feature gourmet-style kitchens with ample cabinet space, quartz countertops and stainless-steel appliances. Each residence offers hardwood-style flooring, in-unit laundry, contemporary fixtures, and a private bathroom for every bedroom.
The Mark Tallahassee boasts 30,000 square feet of thoughtfully programmed amenity spaces across its three buildings. An 8,900-square-foot rooftop clubhouse opens to a 9,000-square-foot outdoor pool deck with pool, sun shelf, and spa overlooking Doak Campbell stadium. Ample lounge seating and gathering areas – including grill station, fire pits and a Jumbotron – provide residents with an elevated recreation experience. A fitness center complete with cardio, free weight, and functional training equipment along with a cold plunge and sauna amenities will overlook the pool and spa.
Residents also have access to a 24-hour study lounge, collaboration spaces for working or socializing, bike storage, and an additional outdoor fitness center.
“We are excited to deliver the Mark Tallahassee in partnership with Landmark, and would like to recognize the efforts of their development and construction teams,” said Jonathan Kimball, Associate Director at Manulife IM. “The Mark Tallahassee will offer an attractive amenity package in an exceptional location within the College Town neighborhood.”
The Mark Tallahassee is the realization of Landmark’s third project with Manulife IM. The JV has also partnered on The Mark Knoxville, an 833-bed student housing community near the University of Tennessee, Knoxville and The Standard at Four Corners, an 890-bed development in Storrs, CT, both delivering this year; and The Standard at West Lafayette near Purdue University, which started construction in April 2025.
