RangeWater Real Estate, a leading rental housing real estate company, in collaboration with equity partner, ParkProperty Capital, announced the successful disposition of The Vivian, a premier 325-unit apartment community located along the Atlanta Beltline in Georgia.
The property was sold to JW Capital Management for an undisclosed amount, with the transaction facilitated by Robert Stickel and Alex Brown of Cushman & Wakefield.
Located at 1246 Allene Avenue S.W., The Vivian offers a mix of studios, one- and two-bedroom apartments. Fifteen percent of the units are priced at attainable rents, under the City of Atlanta’s specifications for new Beltline projects.
The Vivian’s architectural design pays homage to the area’s history, nodding to the neighborhood’s prewar architectural heritage while reflecting the modern influence of the Beltline. Designed by Dwell Design Studio, with strong community support, the development seamlessly combined contemporary aesthetics with historical charm. The interior designer, Krywicki, created an inviting atmosphere by infusing bold statement pieces, mixed materials, and unique patterns.
The Vivian enjoys three convenient Beltline access points, along with a host of amenities that enhance residents’ living experience, including an ‘urban cabin’ clubhouse, a private dog park, a Beltline-facing swimming pool, and the on-site coffee shop, Black Coffee Westside.
The Vivian was RangeWater’s sixth ground-up project along the Beltline, and its first along the Southwest Trail. The Maverick, an apartment project at 72 Milton Avenue, Saylor at Southside Trail, a townhome project at 45 Boynton Avenue, SE, and Skylark, located at 1099 Boulevard S.E. in Chosewood Park, all contribute to the flourishing Southside Trail in Atlanta. On the Westside trail, RangeWater developed The Monroe, an apartment project at 222 Colonial Homes Drive NW, and The Jane (now Marquis Buckhead), an apartment project at 214 Colonial Homes Drive NW. Previously owned communities along the Beltline include Virginia Highlands, an apartment project at 609 Virginia Avenue NE on the Eastside trail, and Colonial Homes, an apartment project at 177 N Colonial Homes Circle NW on the Westside trail.
