Empire Group Breaks Ground on Village at Borgata in San Tan Valley

The milestone coincides with the historic incorporation of San Tan Valley as Arizona's 92nd municipality earlier this month, marking the community as one of the first large-scale developments to contribute to the town's next chapter of growth.

Empire Group of Companies, has broken ground on Village at Borgata, a 287-unit single-family build-to-rent (BTR) community located at 3959 W. Hunt Highway. in San Tan Valley.

Situated on approximately 27 acres, Village at Borgata will offer one-, two- and three-bedroom residences with thoughtfully designed floor plans and premium features, including solid surface quartz countertops, stainless steel appliances, full-size washers and dryers, upgraded kitchen backsplashes, and smart-home technology. A significant portion of the site will be dedicated to community amenities, such as a fitness center, leasing clubhouse, recreational open space, dog parks, and an outdoor walking path.

The community is strategically located near the future LG Energy Solution battery manufacturing facility in Queen Creek, expected to create thousands of jobs and serve as a major economic driver for the Phoenix metro area. Village at Borgata will help meet the demand for high-quality rental housing to support the workforce drawn to this transformational project and other major employers in the area.

Earlier this year, Empire secured $70.25 million in non-recourse construction financing for Village at Borgata, arranged by Tower Capital through a debt fund lender. Leasing is expected to begin in 2026.
