BWE, a national commercial and multifamily mortgage banking company, announced that it has secured $33,572,000 in permanent financing for Heyday Oak Creek, a 130-home, market-rate, build-to-rent community in Oak Creek, Wisconsin, part of the Milwaukee metropolitan area.
Dan Rosenberg, executive vice president in BWE’s Boca Raton, and Chicago offices, with support from Tim Caffrey, assistant vice president in the Chicago office, and Logan Petersmeyer, senior analyst in the Chicago office, originated the $33,572,000 Fannie Mae loan on behalf of Heyday, a Chicago-based developer specializing in build-to-rent communities. The financing paid off the construction loan and the financing closed immediately upon the conclusion of Heyday Oak Creek’s initial lease-up.
“We’re proud of our continuing relationship with fast-growing Heyday, a premier developer and pioneer in the build-to-rent asset class which is rapidly becoming more popular,” said Rosenberg. “While homeownership remains unaffordable, build-to-rent communities are in increasingly high demand, and BWE stands ready to leverage our comprehensive suite of capital solutions for our partners working to deliver this crucial product to markets across the country.”
The recently built Heyday Oak Creek consists of 130 homes across 22 ranch-style buildings containing a blend of one-, two-, and three-bedroom homes. Set in a tranquil corner of the Milwaukee suburbs, the community’s 47 acres are interlaced with an abundance of open space amidst homes with 2-car attached garages, private outdoor spaces, high-end finishes and luxury in-home amenities.
“Heyday’s growth reflects the accelerating demand for purpose-built rental homes that bridge the gap between traditional apartments and single-family ownership,” said C. Joshua Wohlreich, Principal at Heyday. “With multiple new communities breaking ground in 2025 and more on the way, we’re scaling intentionally—focusing on great locations, efficient design, and long-term partnerships like the one we’ve built with BWE. The Oak Creek financing demonstrates how institutional capital and thoughtful development can come together to meet the needs of today’s renters.”
