Berkadia Announces Sale and Financing of Senior Living Community Appletree Court in the Dallas MSA

Berkadia announced the sale and financing of Appletree Court, a 118-unit assisted living and memory care community in Richardson, Texas, approximately 15 miles north of downtown Dallas.

Managing Directors Ross Sanders, Dave Fasano, Cody Tremper, and Mike Garbers of Berkadia Seniors Housing & Healthcare closed the sale transaction on behalf of the seller, a joint venture between Marquee Capital, a Milwaukee-based family office, and Winterpast Capital Partners, a Nashville-based real estate investment company.

Managing Directors Austin Sacco and Steve Muth, Senior Director Garrett Sacco, and Assistant Vice President Alec Rosenfeld of Berkadia Seniors Housing & Healthcare secured acquisition financing through Freddie Mac on behalf of the buyer, a joint venture between Virtus Real Estate Capital and Winterpast. The seven-year floating rate loan featured an attractive interest rate.

Located in the rapidly expanding northern suburbs of Dallas, Appletree Court occupies an irreplaceable location. The community benefits from a highly affluent resident base and underwent extensive renovations in 2023 to cater to this burgeoning high-end demand.
