Developer Fifield Cos. announced construction is underway on Wynwood Station, its 210-unit, transit-oriented development (TOD) at 45 NE 27th St. in Miami’s burgeoning Wynwood neighborhood. Located one block from the planned Brightline light rail station at NE 29th St., the eight-story building will also bring 11,000 square feet of ground-floor retail to the community, as well as a street-level paseo, adding to Wynwood’s pedestrian wayfinding network.
“Wynwood Station embodies the evolution and sophistication of the Wynwood neighborhood, responding to the elevated level of demand in the area for highly amenitized, upscale apartments in a building that enhances the community with retail and other amenities, like the paseo and public art,” said Sarina Sorrentino, vice president, finance and development, at Fifield Cos. “The building’s mid-rise design and industrial-influenced façade embrace the neighborhood’s history while celebrating its presence as a creative and cultural hub in the city of Miami, something we’ve seen resonate with renters seeking a home in Wynwood.”
The amenities package at Wynwood includes a resident lounge, party room, makers room, demonstration kitchen, state-of-the-art fitness center with an adjacent outdoor fitness space, golf simulator, pet spa, and remote work area with both coworking and private offices. Outdoor amenities are located on an expansive rooftop sun deck that has been landscaped to provide a balance of sun and shade and includes a soaking pool, hot tub, intimate lounge seating areas, and multiple grills and dining areas for outdoor entertaining.
Once known as a warehouse district, Miami’s Wynwood neighborhood has transformed into one of the city’s hottest destinations for restaurants, bars, retail and art, including numerous public murals and other street art. Located just north of downtown Miami and west of Miami Beach, the neighborhood is easily accessible from Interstates 95 and 195. Wynwood Station is nestled in the heart of the community with all the neighborhood has to offer right at its doorstep.
“Given the culture, vibrancy and walkability of Wynwood, it’s no wonder so many people want to live in the neighborhood and enjoy the lifestyle it affords,” said Sorrentino. “As Wynwood Station takes shape, we anticipate a high level of interest from prospective residents, both those already living in the area who want to experience the building’s maintenance-free lifestyles and stylish interiors, and those coming from outside the neighborhood who see the building as the ideal opportunity to live in the center of a thriving community like Wynwood.”
Designed by MSA Architects with interiors by IDDI, Wynwood Station is being built by general contractor Kast Construction. It is Fifield’s second TOD in the greater Miami area. The firm’s first TOD is the 267-unit Avida Aventura, which is expected to open this June.
