Kidder Mathews has expanded into Boise, Idaho, recruiting one of the region’s top retail brokerage teams with Sherry Schoen and Kasey Smart.
Sherry Schoen brings nearly two decades of commercial real estate expertise and specializes in retail tenant and buyer representation including site selection, market penetration, and expansion. She has been involved in many facets of the industry including retail, office, industrial, and investment. Before joining Kidder Mathews, Sherry Schoen was a consistent top producer at Newmark and served as senior managing director.
“I’m thrilled to have the opportunity to help expand Kidder Mathews’ presence in the West,” said Shoen. “I did not take this decision lightly. It was important to find a firm that shares my passion for delivering exceptional service to clients, offers a first-class support team, operates in a streamlined management structure, and endorses an entrepreneurial spirit in brokers. Kidder Mathews is the perfect fit and embodies the very best in the industry today.”
“This strategic expansion highlights our ongoing growth and commitment to new markets,” said Bill Frame, SIOR, CCIM, Chairman and CEO. “Sherry’s stellar reputation, local insight, and industry relationships will be key drivers of our success in this new market.”
Kidder Mathews is entering the Boise market at a time when the region is poised for historic growth. According to the Community Planning Association of Southwest Idaho (COMPASS), the population of Ada and Canyon counties has increased by approximately 100,000 people since 2020, now at nearly 823,000 residents. The area is expected to continue to grow over the next five years, largely due to its economic stability and lower cost of living. As reported by Idaho Business Review, the region is seeing an increase in housing supply and sales amid a slight dip in prices.
Boise’s commercial real estate market spans over 139 million square feet and continues to generate strong positive net absorption despite the influx of new area developments. Micron, one of the world’s largest semiconductor companies, is headquartered in Boise and in the process of a $15 billion expansion of its current facility. The 600,000-square-foot development is expected to create over 17,000 Idaho jobs, including 2,000 direct Micron jobs. The City of Boise offers a variety of incentives attractive to both new and existing businesses in the area including tax reimbursements, tax credits, and workforce development plans.
Kidder Mathews is the largest privately held commercial real estate firm on the West Coast. With the expansion into Boise, Kidder Mathews operates in 19 offices across six states including Washington, Oregon, California, Idaho, Nevada, and Arizona. This announcement reflects ongoing momentum at the company. Despite the current choppy environment in commercial real estate, the firm has been increasing its bench of top, tenured talent — including nearly 30 new brokers in the Pacific Northwest and 80 on the West Coast since January 2023.
In addition to an uptick in new brokers, Kidder Mathews is seeing record numbers in its Asset Services group. The division marked its highest revenue to date in the last year and now manages approximately 55 million square feet of space across nearly 800 assets, serving 260+ clients.
Kidder Mathews’ Valuation Advisory is also experiencing substantial growth, with a more than 50% increase in assignments over the past six years. The division continues to attract the industry’s highest-quality professionals, with more than half of its appraisers holding the prestigious MAI designation from the Appraisal Institute.
