Waterton Grows Joint Venture Development Strategy with the Hiring of Kristi Nootens as Senior Vice President, Development

Kristi Nootens will be based in New York and brings a track record of real estate transactions experience to the team with a specific focus on joint venture multifamily development.

Waterton, a national real estate investor and operator, announced the hiring of Kristi Nootens as Senior Vice President, Development.

“Kristi is deeply connected in the multifamily space, and we’re excited to bring her on board as we expand our development platform,” said Rick Hurd, managing partner, investment management at Waterton. “With her experience and background in development, she will play a key role in helping to originate and underwrite both joint ventures and mezzanine and preferred equity investments in development deals. Currently, Waterton has a focus on providing construction loans, mezzanine loans and preferred equity to multifamily development deals. As new supply continues to decrease and market conditions continue to improve, we will be looking for attractive opportunities to invest in joint ventures with top-tier developers on new developments in supply-constrained and high-growth markets.”

In her role, Kristi Nootens will originate and structure both mezzanine/preferred equity and joint ventures in development deals, working closely with Waterton’s acquisition, construction management and research teams. She will also be responsible for establishing Waterton’s development investment strategy and working with the firm’s Capital Markets team to originate multifamily debt investments, including senior loans and mezzanine and preferred equity deals through a network of new and existing developers, brokers and servicers.

Prior to joining Waterton, Ms. Nootens was co-head of CP Capital US, a New York-based real estate investment manager, where she also served as a member of the Investment and Management Committees with the focus on multifamily development joint ventures across the U.S. Prior to that role, she worked as a project manager within the New York City Economic Development Corporation’s Strategic Investments Group, and in commercial property management at Boston Properties.

Ms. Nootens holds bachelor’s degrees from Virginia Tech Pamplin School of Business and an MBA in real estate investment and finance from University of North Carolina Kenan-Flagler Business School.
