High Street Residential, the residential subsidiary of Trammell Crow Company, unveiled details about its first residential development in Atlanta, Georgia. The Grace Residences is a collection of 280 apartments located at Science Square, a mixed-use innovation community that is adjacent to the growing campus at Georgia Tech and offers premier commercial lab/R&D and residential real estate. The development topped out construction in August, and preleasing for The Grace will begin in early 2024, with the first resident move-ins slated for late March. The building is on schedule to be completed in May 2024.

Designed by Rule Joy Trammell + Rubio, The Grace is comprised of a 14-story tower and a connected six-story mid-rise building with 280 units; 28 units at the property will be designated as affordable. Available floorplans include a mix of one-, two- and three-bedroom apartments that feature a variety of luxury finishes, some of which include stainless steel appliances, LVT wood-style flooring, Quartz countertops, oversized walk-in closets, built-in desk areas, in-unit washer and dryers, and smart lock entry systems.
Residents of The Grace will have access to a curated collection of wellness-inspired amenities, including a bike room; a club room; an outdoor courtyard with fire pits, grilling areas, and a resort-style pool; a state-of-the-art fitness center; a package room; a co-working space; a pet spa; and an indoor/outdoor sky lounge with views of Midtown and Downtown Atlanta. The building also includes an approximately 2,350-square-foot ground-floor retail space that will be available for lease. Retail leasing for the development is being handled by Adrienne Crawford and Lily Heimburger of SRS Real Estate Partners.
HSR and TCC partnered with Georgia Advanced Technology Ventures, an affiliate of the Georgia Institute of Technology, on Science Square, which saw construction begin in 2022. The first phase of the project includes The Grace and Science Square Labs, a 364,740-square-foot Class A lab/office tower designed by Perkins + Will. The 13-story tower offers up to 35,558 square-foot floor plates designed for state-of-the-art lab and clean-room build-out. Portal Innovations signed on as the building’s first tenant in August 2023, leasing more than 33,000 square feet.
