The project offers a mix of single-family homes and duplexes, providing residents with the privacy and space of a standalone home, alongside the amenities and maintenance-free living typically associated with apartments. Tanzanite Homes was sponsored by New Growth Living, an Austin-based builder & developer.

Tanzanite Homes is the City of Sacramento’s first Build-To-Rent (BTR) single-family home community and the first to add a mix of Accessory Dwelling Units (ADU.) It is located in the Natomas neighborhood, featuring 211 homes, and is known as Tanzanite Living.

Located at 2490 Quiet Trail Lane in Natomas, an expanding neighborhood just north of
Sacramento, Tanzanite Homes has excellent connectivity to Downtown Sacramento
and Northern California via interstates 5 and 80. Natomas Marketplace, Old Sac Town,
and Tanzanite Regional Park are all nearby, offering a variety of shopping, dining, and
recreation opportunities.

Designed by Jeffrey DeMure + Associates, most of Tanzanite Homes’ 211 residences
are grouped as duplex units with attached and detached alley-loaded garages. There
are two- and three-bedroom homes ranging from about 1,009 to 1,501 square feet,
while the 73 one-bedroom duets are 726 square feet. There are also eight single-family,
detached homes. All homes feature efficient all-electric appliances, quartz countertops,
modern wood-style flooring, spacious closets, and Smart Home technology. Unlike
traditional garden-style apartment projects, many units also have private, fenced-in
yards. Monthly rental rates start at $2,300 for a studio.

Tanzanite Homes features four central gathering areas with shared community
amenities, including a 2,800-square-foot clubhouse, state-of-the-art fitness center,
resort-style swimming pool with lounge areas, outdoor BBQ kitchen with grilling station,
fire pits, and substantial green space. There is also a nearby public pet park for
residents’ use.
