Cordillera Ranch tops $100 million in real estate sales for third straight year

Cordillera Ranch—the Hill Country’s premier private club and community—reports stellar 2017 results with over $100 million in real estate sales for the third year in a row.

The San Antonio area’s top luxury residential resort-style community achieved a number of other milestones in addition to its $106 million in real estate transactions (home starts, lot and home sales). Highlights include unveiling its newest neighborhood, Cordillera Ridge; breaking ground on a state-of-the-art visitor’s center; and the opening of its new Outfitter Center.

Some additional 2017 details:

  • 42 home sales totaling $42 million, the second-highest in Cordillera Ranch history
  • 38 new home starts totaling $50 million, with 31 homes currently under design review (signaling another busy year in 2018)
  • 60 lot sales (an increase of 17 percent from 2016) at an average price of $240,000 per lot
  • Median home price of $1.5 million on MLS

“We’re elated to surpass the $100 million mark in real estate activity for the third-straight year,” says Charlie Hill, President and Chief Operating Officer for DH Investments, developer of Cordillera Ranch. “The Texas real estate market is thriving, and with a positive economic outlook forecasted combined with numerous new community developments in the works, we anticipate another stellar year in 2018.”

The robust real estate activity has expedited several new expansions and developments at Cordillera Ranch. The community recently unveiled Cordillera Ridge, the neighborhood’s most exclusive and highest-elevated lots ranging from two- to four-plus acres. The 15 parcels within the gated enclave offer 20-mile views of the Guadalupe River and Cibolo Creek Valley, and range from $300,000 to $1MM+.

This year the community is planning a final release of its golf course frontage estate lots. Nine large estate home sites with incredible views and 12 golf course frontage lots span from the 11th hole to the 12th green along the top-rated Jack Nicklaus Signature course. Lots are available for purchase now and range from the lot $300k’s to $500k’s.

The Springs of Cordillera Ranch, one of the community’s newest gated enclaves, experienced tremendous growth with over a 1/3rd of the lots in in the initial phase now sold. The neighborhood features estate-sized home sites from 3/4 to three-plus acres from $100,000. Vast Hill Country views, ample Live Oak trees, the spring-fed Panther Creek and miles of trails are all coveted features. Garner Custom Homes opened a model home in The Springs and is nearing completion on its first available spec home—a 4,000-square-foot Hill Country Transitional priced at $839,000. Stadler Custom Homes is also planning on breaking ground on a custom spec home in the spring.

“With our new real estate opportunities in Cordillera Ridge, The Springs and final golf course frontage lots, our available offerings have never been more diverse,” adds Hill. “There are home sites and price points presented for a wide array of buyers, each with distinctly different features and attributes.”

Amenities opening in 2018 include the new Vista Visitor’s Center, housing the offices of Cordillera Ranch Realty, DH Investment Company, Pasadera Builders and the Cordillera Ranch POA administration. Additionally, the community is in its first phase of construction of the Cordillera Ranch Lodges, boutique accommodations for property owners and club members’ guests. The initial phase of Lodges will be comprised of two units with a total of 10 available rooms.

Since Cordillera Ranch’s launch in 1997, nearly 800 homes have been completed (with more than 1,200 lot sales). At final build-out, Cordillera Ranch will total approximately 2,500 homes and preserve 80 percent of the land in its natural Hill Country state.
