Leasing Launches at The James Multifamily Community in the Greater St. Louis Area

The suburban-urban development, where construction recently topped out, will welcome the first residents early next year.

Located at 416 N. Kirkwood Road in Kirkwood, Missouri, The James is the firm’s first multifamily project in the market and will include 152 apartments and more than 7,000 square feet of ground-floor retail space, including a dedicated space for a restaurant or café. 

High Street Residential, the residential subsidiary of Trammell Crow Company, launched leasing at The James, a five-story multifamily community in Kirkwood, Missouri.

“The reception to the leasing launch at The James has been exceptional, with a considerable number of apartments being leased in just the first week we were live,” said Mary Boehmler of HSR. “The James is the first new multifamily project of this size and scale in Kirkwood’s downtown historic district in nearly two decades. Based on the incredible leasing momentum we’re seeing, it’s clear that there is a large demand for this type of higher-end product, with thoughtful amenities and modern finishes. Our team and our partners are looking forward to delivering the project in the coming months and welcoming our first residents in February 2024.”

The James will offer a mix of studio to three-bedroom apartments, including a selection of one- and two-bedroom apartments that have an added den. Many units also offer private balconies or terraces. The community features an impressive amenity collection that includes a club room, a private dining area, a fitness center, a work-from-home center, a pet wash and pet exercise area, and indoor bike storage. There will also be a large central amenity terrace with a resort-style pool, grill stations, outdoor games and firepit. The building will offer 285 parking spaces, including 185 covered spaces exclusively for residents and 100 surface spaces for guests and retail users. A new public plaza is being built and will provide access to the development’s retail offerings.

Brinkmann Constructors is the general contractor for the development and ESG Architecture & Design is serving as the architect of record. Greystar is handling leasing and management efforts for the property.
